TERMS & CONDITIONS

Deposits..

All offers of accommodation are subject to availability and no booking is accepted without a deposit being paid.
The deposit, which is non returnable, shall be 20% of the total cost.


Bookings.

Bookings can be made by telephone,post or e-mail and will be reserved for 7 days. If the deposit and completed booking form is not recieved in this time then the cottage may be re-let.
Bookings made within 6 weeks of the start of the holiday must be accompanied by the full cost of the cottage rental.

Payment.

The balance of the cottage rental must be paid 6 weeks prior to the start of the rental period. If the balance is not paid by the due date, then we reserve the right to cancel the booking and re-let the cottage. All payments must be made by cheque payable to Mrs J Sheen.
confirmation of your booking will be made in writing once a deposit has been recieved, together with directions and information concerning keys etc.

Cancellations.

If you cancel a booking within 6 weeks of your arrival date we regret we cannot make any refund unless we are able to re-let the cottage.
In this circumstance we will make our best efforts, and you may have your balance refunded.We strongly recommend that you take out your own cancellation insurance.
In the unlikely event that your booking is cancelled, for whatever reason, by the owner or landlord, then all monies paid will be refunded in full.

Responsibilities.

You agree that no responsibility rests with the cottage owner or landlord for any accidental damage to persons or property whilst on the premises, or engaged in any activity therefrom, or for any illness or injury arising from whatsoever cause.
You are responsible for any damage or breakages, which must be notified and paid for, and you undertake to leave the cottage clean and tidy on departure, as you will have found it.

No smoking is permitted in the cottage.

The owners reserve the right to enter the cottage at any time for which notice will generally be given, except in the case of an emergency.

Only those persons named on the Booking Form, to a maximum of 5, may occupy the cottage, or use the premises or facilities.

You may enter the cottage after 3pm on the day of your arrival, and undertake to vacate the cottage no later than 10am on the day of departure.
You agree that you will use the cottage for holiday accommodation only and for no other purpose whatsoever.

The owner reserves the right to decline accommodation and to demand the immediate departure of the party if any person does not comply with these terms and conditions or for any conduct detrimental to the property, including the garden, or the comfort of the owners or neighbours.

By booking the cottage the signatory accepts and agrees these terms and conditions and accepts responsibility for themselves and for all members of his/her party
concerning them.

Whilst every effort is made to ensure the particulars in our literature is correct, the owner cannot be held liable in respect of changes or alterations.
